What
Is Mold?
Commonly called mildew, molds
(sometimes referred to as "black mold") are a
subset of fungi that produce fluffy or powdery
growth on surfaces. Molds grow on any porous
and semi-porous surface, which include but are not limited to:
concrete, wallpaper, metal, cloth, carpet, leather, wood, sheetrock,
and insulation
(including growth on human foods) when moist conditions exist.
Molds reproduce by making spores that usually cannot be seen
without magnification.
Mold spores flow through indoor and outdoor air continually.
When mold spores land on a damp spot indoors, they may begin
growing and digesting whatever they are growing on in order
to survive. Molds gradually destroy the things they grow on.
Molds usually grow in damp places, behind walls, under floors,
above ceiling tiles, and behind shower walls. Water is the key
-- without it, molds cannot grow, much less spread. When water
is left to sit for even 24 hours, mold infestation begins. If
water continues to sit and areas become completely saturated,
the ideal environment is created for toxic molds to grow, such
as Stachybotrys.
What Causes Mold?
Molds may grow at high levels indoors in a home or building,
if the right environmental conditions exist. Factors that influence
mold growth include: moisture sources,
improperly ventilated bathrooms, high humidity levels,
broken pipes and washing machine hoses, floods, leaking roofs,
leaking
exterior siding products, and leaking windows and doors.
|
| |
After
a complete and thorough inspection and testing, we provide each
client with a detailed report.
The Final Report contains the following:
1. Observations made on the day/time of the inspection:
- Certified Mold Inspector Visual
Observations
- Humidity Readings
- Temperature Readings
- Moisture Readings
- Laser Particle Counter Readings
- Certified MoldDog Alerts
- Boroscope Observations (if necessary)
- Infrared Thermal Imaging Camera
Scan & Pictures
2. Detailed test results
- Identify the type of mold/spore
present
- Count the number of spores in the
air
- Describe the mold and any possible
health effects
- Assess whether an unusual mold condition
exists
3. Digital photos of visible mold
4. Infrared Thermal Imaging Camera Pictures
|
| |
- Air Sampling
Air samples test for viable (living) mold. Testing for viable
mold is done by placing the sample onto agar culture medium
that supports the growth of the organism(s) in question
and allows identification of the species and level of contamination.
When colonization occurs one mold has overtaken your entire
home. Colonization is
the formation of compact population groups of the same type
of mold species.
Air samples also test for nonviable (dead) mold. Testing
for nonviable mold is done by microscopic examination of
the sample to identify fungal and non-fungal particles that
may be allergenic to individuals.
- Bulk Sampling
Bulk samples include, but are not limited to, chunks of
carpet, insulation, and wallboards. Bulk samples are collected
from visibly moldy surfaces by scraping or cutting materials
with a clean tool and placing the sample into a petri dish
for testing.
- Surface Sampling
Surface samples are collected by wiping a measured area
with a sterile swab or by lifting a sample with bio tape.
The surface sample is cultured and then placed into a petri
dish. After allowing 3 - 7 days for the samples to show
visible fungal growth, the petri dish is inspected by a
lab technician under a microscope so that the fungi can
be removed and identified by species.

MDS vs. Other Inspection Companies?
Service: Most companies only offer visual inspections.
Essentially, these companies are on a wild goose chase
unless all mold is totally visible, which is almost never
the case. MDS offers temperature and humidity readings
plus Laser Particle Counters are used on all inspections
(high-tech equipment to get on the spot mold spore counts
as well as general air quality from room to room). Also,
we have Mold Dogs for pinpointing mold problems and finding
hidden mold. In addition, we also use fiber optics if
needed. All of this equipment is utilized before we even
discuss spending more money on a sample/test. This information
is all well-documented in a highly detailed report, accompanied
by pictures.
Focus: Most companies offer mold sampling services as
part of their general inspection (ie. A/C, plumbing, roof,
electrical). MDS, on the other hand, only focuses on mold.
Throughout the inspection, however, the inspectors do
check the A/C system, pipe connections, pipes under sinks,
behind washing machines and toilets, etc... for suspicious
areas related to potential mold problems. And, of course,
we inspect the HVAC (AC SYSTEM) and check the coils and
vents.
Remediation: Many companies offer to fix the problems
after they find it. MDS, however, will not fix any of
the problems since that is a conflict of interest.
Training/Certifications: Unlike most companies, our inspectors
are all trained and certified to perform mold inspections.

Inspection
|
| |
What is a mold inspection
|
| |
A visual inspection is an
important initial step in identifying a possible mold contamination
problem. Not only does our inspector use a variety of
high-quality equipment to detect mold, but also utilizes our
MoldDog™ in order to find what the inspector's eyes can't see
since mold can't hide from
a MoldDog's™ nose. Certified MoldDogs™ pinpoint areas where
mold exists.
In addition to a MoldDog™, our inspectors use laser pointed
hygrometers (detects humidity levels and accurate temperature
readings), boroscopes (fiber optics), protimiters (moisture
meter), and laser particle counters (instant airborne particle
count). Infrared Thermal Imaging Cameras are the latest specialized
equipment used by our inspectors. These all help detect hidden
mold behind the walls, ceilings and floors to determine the
areas of potential mold growth and continuing moisture penetration.
|
The ARTI Laser Particle
Counter™ is used to assess indoor air quality and cleanliness
of rooms. The handheld device monitors environments to
test for airborne particles. This device will help track
down particle source problems. Its intelligent design
and overall utility is invaluable in mold detection and
making workplace environments safer and healthier.

Health
and Mold
Molds can cause a wide variety of adverse responses in people
depending
on the type and quantity present. However, these are not the
only factors when considering the health effects of mold exposure.
Since human responses can be highly individualistic, the sensitivity
of the person exposed is also an important consideration. For
example, infants and young children, the immune-compromised,
and the elderly are at an increased risk for experiencing adverse
health effects related to mold exposure.
There are many methods of exposure to molds including dermal
contact, ingestion, and inhalation. The health risks associated
with mold exposure include, but are not limited to:
- Infections
- Inflammation associated with
volatile organic compounds
- Allergic reaction
|
Infections
Infections can be caused by molds found in indoor air. At extreme
levels, hypersensitive pneumonitis may develop.
Individuals with compromised immune systems or aggravated health
conditions can be especially susceptible to invasive mold infections.
| Allergic
Reactions |
| |
Allergic reactions
may be the most common health problem of mold exposure.
Typical symptoms reported (alone or in combination) include: |
|
- Respiratory problems, such
as wheezing, and difficulty in breathing
- Nasal and sinus congestion
- Eyes-burning, watery, reddened,
blurry vision, light sensitivity
- Dry, hacking cough
- Sore throat
- Nose and throat irritation
- Shortness of breath
- Skin irritation
- Central nervous system problems
- Constant headaches
- Memory problems
- Mood changes
- Aches and pains
- Possible fever

Ultra-compact, lightweight infrared camera for building inspections.
The ThermaCam® B2 infrared camera offers a non-invasive means
of monitoring and diagnosing the condition of buildings - providing
immediate high-resolution thermal imagery, revealing potential
structural and moisture issues, energy efficiency and even rodent
or pest discovery.
Infrared thermography cameras produce images of invisible infrared
or "heat" radiation and provide precise non-contact temperature
measurement capabilities.
Unlike visible light, in the infrared world, everything with
a temperature above absolute zero emits heat. Even very cold
objects, like ice cubes, emit infrared. The higher the object's
temperature, the greater the IR radiation emitted. Infrared
allows us to see what our eyes cannot.

Automatic Dew Point Identification
Alarm
Identifies potential condensation areas where mold might occur
with visible and audible alarm options. The dew point is calculated
in real time as a function of air temperature and relative humidity
in the room and indicates potential surfaces in the room on
which condensation will occur.
Find Problems Fast
Monitor and diagnose the condition of buildings quickly and
view crisp thermal images on the bright 2.5" color LCD. Highlight
and analyze problms, store images and document results.
Pinpoint Problems With Precision
The built-in Laser LocatIR™ quickly helps you associate the
hot spot on the IR image with the real physical target. This
feature greatly enhances the ability to target inconsistencies.
Fast Detection For Fast Action
Instantly image entire rooms, inspect places that can't be physically
reached with moisture meters, reveal wet conditions behind surfaces
such as enameled walls and wallpaper that don't readily water
stain, track leaks to their source, monitor the drying process,
and confirm when a structure is dry. |

Cleaning
Mildew
First, remove loose mold from outer coverings of upholstered
articles, mattresses, rugs, and carpets by brushing with a
broom.
Effects
of Mildew and Mold
Mycotoxins may cause a variety of short-term as well as long-term
adverse health effects. This ranges from immediate toxic response
and immune-suppression to the potential long-term carcinogenic
effect.
Mildew
Removal
Remove mildew spots as soon as you discover them. Brush off
surface growth outdoors to prevent scattering the spores in
the house. Sun and air fabrics thoroughly.
